Quick & easy process ...

No two bridging loans are completely the same, and each can place different requirements on the borrower. However we believe in keeping things straightforward, so every application will broadly follow the same process ...

  1. To make an initial enquiry please call us to discuss your options, or complete our quick enquiry form.

    Once we understand your circumstances and have established your requirements we will be able to give you an indication of what will be available to you, and advise you on the next step.

  2. If you would like to receive a comprehensive set of lending terms we will need you to complete our Decision in Principle form (DIP)

    We do not require a credit search, and your credit score will not be affected. An offer of finance will be issued within a couple of hours for your consideration.

  3. If the funding terms are suitable, and you would like to proceed then we will prepare the application forms in readiness for you.

    Then simply check the information, and complete any missing content. We will then submit these to the relevant underwriting department for you.

  4. On many ocassions a 'desktop' valuation will be possible, which means that it can be done immediately and is FREE OF CHARGE. However, depending on the nature of the property, a 'physical' valuation may be necessary ...

    Once your application has been received you (or your elected representative) will be contacted to request payment of the valuation fee. This is typically paid by credit/debit card, but can also be paid by bank transfer or cheque if you prefer. A professional RICS surveyor will be instructed promptly, and will then contact you to arrange a suitable time to carry out the valuation inspection. This can usually be done within a matter of days.

  5. The lender's solicitor will be instructed and they will send a legal pack to your solicitors within 48 hours of receiving your application.

    No two bridging loan cases are ever the same, so the information requested will differ from case to case. Usually you will be able to fulfil identity confirmation requirements via a secure online verification system, however in some circumstances you may be required to attend your solicitors with proof of ID and address documentation such as a passport, driver's licence, and a utility bill.

    We will keep you up to date with progress, and work jointly with you to ensure that the required information / documentation is completed as soon as possible.

  6. Once the work in stages 1-5 are complete the funds will be transferred from the lender to your solicitor promptly. You will then arrange for your solictor to transfer these from their client account to yours.

    Your loan is complete, and you now have the funds in your account!

    The average completion time is 7-14 days, but this can be quicker possibly as fast as 4 working days depending on the speed of your solicitor.
